Home Staging – Getting a house ready to sell

When it comes to preparing a house for sale home staging is the key to success. It can be hard to change the way you view your home and start to visualise it in the way that potential buyers will. This is where home staging is key as it’s vitally important for the success of the sale of your home to put yourself in the buyer’s shoes when you are preparing a house for sale. Whether they are viewing your property via an online listing or an in person viewing here you will find our 7 top tips for staging a house for sale.

1. First impressions count 

Buyers make up their minds on a property within the first few minutes. So it’s important to create the image from the outset that the house is well-loved and looked after. You want the buyers to start the viewing with a positive mindset, not looking for reasons to pick the property apart. If you can, move the car off the drive as it will allow for a more expansive, uninterrupted view of the property as you approach. Cut the grass, sweep the path and clean the windows. I suggest planting some pots with seasonal flowers or fragrant bushes such as Lavender, Honeysuckle or Jasmine to place on either side of the front door. For that little something extra a seasonal wreath is also a lovely, welcoming and inviting way for the buyers to start the viewing.

2. Staging a Kitchen

The kitchen is arguably the biggest selling point of any home and will play a massive factor in whether the buyer chooses to make an offer or not. It’s the area of the house that needs to be the most functional and ‘ready’ when moving into a new home. Making it the most important room to pay attention to and start with when home staging. Make sure all the sides are clean and free of clutter, that the sink is clear and clean and ensure any washing up has been put away. Minimise appliances that are out, and those that are out, make sure that they are gleaming; distilled white vinegar with a microfiber cloth is great for leaving a streak-free shine. 3. Light, light & more light

Creating a bright, light and airy environment will make the property feel spacious, the vast majority of buyers are looking to move into a larger property than they currently own. So it’s important that it feels roomy and they feel they can grow in the home. For the viewing, be sure to pull back the curtains, turn on all the lights, and use lamps to brighten up any dark corners. Mirrors are a great way to bring light into a room and make it feel more spacious.

 4. Depersonalise & Declutter

When you put your home on the market, it’s no longer your home – you have to look at it through the buyers eyes. Buyers find it easier to visualise the property as theirs when a home is decluttered and personal items that represent a particular style are removed. Neutral is key; this allows them to start visualising where their own items could go creating excitement for the buyer.

Buyers mostly move because they want more space. If your home looks cluttered it gives the impression that the property does not have the space they are looking for; a home immediately feels larger when there is less clutter in it.

5. Repair & Replace

The odd jobs that are yet to be ticked off the list, such as fixing fence panels, dripping taps and paintwork scuffs shouldn’t be left. You may not even notice them but the buyer likely will. Dedicating time to repairing the home is important as it minimises any opportunity that the buyer could have to scrutinise the property and again it makes it feel well looked after and loved.

6. Bathroom Beauty

Second to the kitchen, the bathroom is the next big selling point of a property. Make it feel luxurious by hanging white robes and placing fresh folded towels and clean bath mats out on display. Declutter all the bottles of shampoos, washes, beauty products and remove toothbrushes and razors. Get fixtures & glass shining and scrub the toothpaste out of the sink as the only thing worse than your own dirty bathroom is seeing someone else’s! 

7. Mans best freind

The sight, sound and smell of pets will be distracting for the buyer, you want the buyer to be taking in all the amazing features of your home not wondering if the dog is going to stop barking. Remove beds and blankets and if possible ask a friend or family member if they could hang out with them for the afternoon or have them taken for a walk by a local dog walker. We love our pets but I think we can agree that the smell of dogs isn’t appealing. Use a neutralising spray with no scent to allow the diffuser to really do its job.
